| Misty River
Lodge was purpose built for a large family or boutique guest accommodation,
with two self-contained chalets adjoining the main home. It commands
outstanding panoramic views of the Olive Grove, Mangonui harbour and
village as well as the rural Oruaiti River Valley. This open-plan
home of 411 square metres (4,400 sq. ft.) is a 'Fritz Eisenhofer'
design and is built to the highest quality standards with great attention
to detail and functionality. |

Construction
The lodge has a texture-coat finish over concrete masonry and Insulclad
with feature panels of Linea weatherboard. A Colorsteel roof accentuates
the distinctive style of the various roof-line profiles. A concrete
floor throughout ensures maximum retention of heat, quietness and
stability. All windows are double-glazed with tint to reduce sun glare.

Entry and Conservatory
The front door entrance opens into a large garden conservatory of
approximately 60 sq metres, featuring a 7.5 metre high dome timber
ceiling with exposed beams. Large cream-coloured floor tiles flow
around the indoor garden of sub-tropical plants and a little stream
flows through a rocky bed, dropping into a goldfish pond. Colourful
Poinsettia, Bougainvillea and Banana Palms shroud a huge natural
rock down which water cascades into a large outdoor pond within
a courtyard.
Large, sliding glass doors allow the room to be open to decks on
two sides where Nikau Palms and other native plants enhance this
indoor/outdoor living space. Evenings see the Conservatory take
on a romantic hue with skillful lighting creating a mystic scene
of rocks and plants.
The Conservatory is an enchanting room for breakfast, enjoying
the harbour views and soft music from the surround sound system.
For pre-dinner drinks, the Conservatory features a bar with an ancient
Kauri timber top (35,000 to 45,000 years old), where you can sit
and relax.
Adjacent to this garden-room is a guest toilet, office and a little
storage room for wine/beer, etc. and a small fridge. For summer,
there is a large fan hanging from the apex of the ceiling and it
has a remote control for its operation. A group of three windows
are set in the timbered ceiling and these also have their own remote
control. Bi-fold timber doors can be drawn to separate the conservatory
from the kitchen/ living area. |

With a view to the east of Oruaiti River and valley and a view to
the west of Mangonui Harbour and Karikari Peninsula, cooking is
not a chore! A high-gloss metallic paint finish in rich burgundy
together with stainless steel appliances make a stunning kitchen.
Top of the Range appliances are integrated in the kitchen
design with twin wall ovens, microwave, TV, glass cook-top with
stainless-steel splash-back, range-hood, drawer dish-washer and
a side-by-side fridge freezer which has a filtered water and ice
dispenser on the door.
There is heaps of bench space and a walk-in pantry including an
airy safe. For snack meals, there is a handy breakfast bar with
two stools. A six-burner gas BBQ sits just outside the kitchen within
a covered courtyard and a sliding kitchen window allows an easy
flow to the outside table when entertaining in this area.
In summer, high windows are operated by a remote control, and for
mid-winter days, a gas-fire nestles in the corner with two cane
easy chairs. |

A table for eight nestles under an octagon-shaped dome ceiling and
a dimmer is linked to the centre hanging light to create a soft dining
ambiance. The Italian-style table has a cream marble base with wrought-iron
framework supporting a large round glass table top. Matching chairs
have cream brocade seats and taffeta-sheen drapes in shades of purple
and gold frame the windows. A trio of alcoves complement the dining
area with hidden lighting to display favorite ornaments. |

The Landing and Stairwell
The top landing has lots of natural light from large windows which
face a garden. Deep aubergine carpet covers the landing and stairs
and a hall table nestles between the linen cupboard and three steps
which go up to the main lounge. Under the stairs there is a further
storage area where currently the grove's packaged olive oil is stored. |

The interior decorating follows the colour theme of the dining-room
and hallway with aubergine carpet and the same luxurious taffeta drapes.
The main walls are deep cream with feature walls in dark purple creating
a dramatic, yet cozy feeling. It is a comfortable room with surround
sound TV, large couch and easy chairs, occasional table and bookcase.
Ranch-slider doors open on to a balcony to the harbour view while
the other windows face out to the rural valley. |

Master Bedroom, Ensuite and
Dressing Room
Lying in bed at night, looking through the bay window you can see
the lights of Mangonui village or, in the early morning, you can
step out on to the balcony and catch the mist down over the river.
A Queen bed with a built-in bed head and recessed alcoves create
a minimalist look. A recessed TV is unobtrusive and bedside remotes
control both TV and subtle lighting. Silky olive green drapes complement
the luxury bedding and pillows. The ceiling follows a high roof-line
creating an airy and spacious feel and a partial wall divides the
bedroom from the walk-in wardrobe which has lots of drawers, shelving
and hanging space.
A step away is a large bathroom with a timeless theme of black
& white. The tiled shower recess has glass panels and door and
there is also a 13-jet spa bath to relax in. The spacious vanity
has twin basins backed by a mirrored wall. The ensuite includes
a separate toilet with a bidet. |

Second Bedroom and Ensuite
A generous space with a sliding door to a balcony. The Queen bed has
a beautiful quilt and pillows, and alongside are bedside tables and
lamps. There is a double size built-in wardrobe with a TV above, and
a relaxing chair. The bedroom opens to a tiled ensuite which includes
a shower, toilet and basin. |

The Chalet Accommodation Units
(3rd and 4th Bedrooms)
Each of the two chalets has panoramic views and they are built on
the southern end of the main home where there is easy private access
and parking. The chalets have high pitch ceilings giving a good feeling
of space. They have a queen size bed, bedside tables, space for travel
bags and hanging clothes, lounging chair, occasional table and two
chairs, private deck, tea-making facility, fridge and an ensuite consisting
of a toilet, shower and vanity. |

There is a big bright laundry downstairs. It has a large washing
machine, laundry tub, clothes dryer, fold-away ironing board, hot
water cupboard, additional storage and a separate toilet.
Garage and Workshop
There is a large, clean and tidy, two-car garage with a workshop
on one side. It's a great space for handy-man tools with a bench
and tool-board, etc.

The lodge design includes a purpose-built area for a boat and this
currently houses a 6.4 metre (21 foot) 'Haines Hunter'.
